Selling your home, in Caltanissetta and across Italy

What it is worth, which documents you need, what it costs and how to avoid the most common mistakes: everything you need to know, explained simply.

Selling a home is not an everyday event: for most people it happens once or twice in a lifetime. It is normal to have questions — what is it really worth? where do I start? how long will it take? — and the good news is that, with a bit of method, a sale is a path with clearly defined stages. In this guide we go through them all, one by one.

1. The right price (not the one we would like)

Everything else depends on this. An asking price that is too high does not "leave room for negotiation": it keeps the right buyers away, lets the listing go stale and in the end forces price cuts that everyone notices. A correct price, on the other hand, generates viewings in the first few weeks — which is when a listing has the most visibility.

Value is built on data: the sales actually completed in the area (not the prices asked in listings), the condition of the property, the floor, the aspect, the presence of a lift, balconies or a garage. In every city — Caltanissetta included — the differences between one area and another — and even between one floor and another in the same building — can be significant: this is why an estimate made "by eye", or based only on online price indexes, is often wrong.

2. The documents to prepare

Getting them ready before putting the property on the market avoids surprises and speeds everything up, because a serious buyer (and their bank) will ask for them straight away:

  • Proof of title (atto di provenienza) — the purchase deed (rogito), the inheritance declaration or the deed of gift;
  • Land registry floor plan and extract (planimetria catastale e visura) — they must match the actual state of the property;
  • APE (Attestato di Prestazione Energetica, the Italian energy performance certificate) — required from the moment the property is advertised; our qualified surveyor draws it up;
  • Planning and building compliance — any amnesty (condono) or regularisation (sanatoria) applications must be closed before the final deed (rogito);
  • Certificates for the building systems where available, and for flats a statement confirming that the service charges are up to date;
  • if the property came through an inheritance (successione), also the land registry transfer (voltura) and the registration of the acceptance of the estate.

3. Photos and listing: the first viewing happens on screen

Before ringing your doorbell, the buyer has already "visited" your home twenty times on their phone. Bright, tidy photos, an honest and complete description, the floor plan: these are the things that turn interest into a viewing request. Our listings are published on our own website and on the three main national portals — immobiliare.it, idealista and casa.it — as well as being put forward to clients who are looking for exactly that type of property.

4. The viewings (and the right people)

Part of our job is filtering: telling the merely curious from the real buyer, accompanying every viewing, gathering the feedback and passing it on to you frankly. You should not have to act as a tour guide for everyone: you should be meeting the people who genuinely have the means and the intention to buy.

5. Offer, preliminary contract, final deed

When the purchase offer arrives, price, timings and deposit are agreed. Next comes the preliminary contract (compromesso), which binds both parties, and finally the final deed (rogito) before the notary, where the balance is paid and ownership passes. In between there are checks, the buyer's mortgage if there is one, and deadlines to meet: we guide you through every step, right up to the signature.

How much does it cost to sell a home?

  • APE: a modest, one-off cost;
  • any regularisations at the land registry or on the building side, if they are needed;
  • capital gains tax (plusvalenza): if you resell within 5 years of buying (and it was not your main home), the gain may be taxed — we tell you this up front, not on the day of the deed;
  • the agency commission: payable only once the sale is completed. No result, no cost.

The most common mistakes (we see them every week)

  • starting with a high "test" price and then cutting it when the listing has already gone stale;
  • publishing photos that are dark, crooked or show the house untidy;
  • discovering problems with the paperwork after finding the buyer, and losing them;
  • relying on ten different channels with ten different prices: buyers notice and take advantage of it;
  • negotiating on your own, with no safeguards on the deposit, the timings and the conditions precedent.
