The value of a home is not what you spent on it, it is not the price in your neighbour's listing and it is (almost never) the figure from automatic online calculators. It is what a real buyer, today, in your area, is willing to pay — and it is estimated by comparing the property with the sales actually completed nearby, not with asking prices.
Not only once you have decided to sell. An up-to-date valuation is useful if you are considering a purchase and want to know whether the asking price is fair, if you have to divide an inheritance (successione), if you are thinking of letting the property, or simply if you want to know what your assets are worth today. Values change: a valuation from a few years ago can be a long way from today's reality.
We tell you the real value, even when it is not what you were hoping to hear. An agency that “inflates” the valuation just to win the instruction costs you months and, in the end, money too. We prefer to start from the right figure and actually sell the property.
