How much is my home worth?

The value of a home is not what you spent on it, it is not the price in your neighbour's listing and it is (almost never) the figure from automatic online calculators. It is what a real buyer, today, in your area, is willing to pay — and it is estimated by comparing the property with the sales actually completed nearby, not with asking prices.

How we work, in three steps

1. You tell us about the property. A phone call or a WhatsApp message: where it is, how big it is, what condition it is in. Five minutes are enough to work out where to start.
2. Site visit. We come and see it in person: floor, aspect, natural light, condition of the building services, outdoor spaces, the character of the building and of the street. Photos are not enough — homes have to be seen.
3. We give you the valuation. A realistic, well-argued figure, built on the data from the sales we handle every day — in Caltanissetta as much as in the rest of Italy. With no obligation: the valuation is yours, whatever you decide to do with it.

What we look at (and why it affects the price)

• Location: the street, the amenities within walking distance, the surroundings;
• the floor and the lift — the same home on the ground floor or on the fourth floor without a lift is worth a different amount;
• the condition: renovated, ready to live in or in need of updating, plus the quality of the windows, doors and building services;
• the additional spaces: balconies, terraces, garage or parking space, cellar;
• the paperwork: land registry records (catasto) matching the property as built, any procedures still to be regularised (which affect both timing and price);
• the market at that moment: how many similar properties are for sale and the prices at which real deals have actually closed.

When it's worth requesting one

Not only once you have decided to sell. An up-to-date valuation is useful if you are considering a purchase and want to know whether the asking price is fair, if you have to divide an inheritance (successione), if you are thinking of letting the property, or simply if you want to know what your assets are worth today. Values change: a valuation from a few years ago can be a long way from today's reality.
